Services Included in Our Maintenance Plans
Bi-Annual HVAC System Inspection and Tune-Up
To prepare your system for the winter and summer seasons, we conduct bi-annual inspections and tune-ups. This proactive approach ensures your heating and cooling systems are ready to perform optimally when you need them most.
Essential Component Cleaning
Operational Inspection and Testing: We thoroughly inspect and test your HVAC system to ensure it's functioning correctly, addressing any potential issues before they become major problems.
Priority Scheduling for Service Calls
As a plan subscriber, you'll enjoy priority scheduling for your service calls, ensuring prompt attention to your HVAC needs. This means quicker responses and faster resolutions, keeping your system running smoothly without lengthy disruptions.

What's Included?
Heating Tune-Ups
- Clean burners & pilot assembly.
- Check and replace the air filter (standard 1”).
- Check and tighten electrical connections.
- Replace thermostat batteries if required.
- Clean condensate trap and drains (90% furnaces).List Item
- Check the blower motor and inducer assembly for proper balance and operation.
- Vacuum/clean heat exchanger blower compartment etc.
- Check the hot surface ignitor and ignition electrode.
- Clean flame sensor or thermocouple.
- Check flues and 90% venting for obstructions or leaks.
- Run furnace, check and adjust gas pressures, check flame signal.
- Check all furnace safeties for proper operation.
- Check complete furnace operation.
- Check ambient carbon monoxide.
Cooling Tune-Ups
- Check and replace air filter (standard 1”).
- Clean and flush condensate pan and drain lines.
- Clean and check the condensate pump if present.
- Check and clean the evaporator coil if needed (if accessible).
- Check electrical connections and all electrical components.
- Perform any required lubrication.
- Check thermostat operation and programming.
- Replace thermostat batteries if required.
- Check indoor blower operation and balance.
- Check flues and 90% venting for obstructions or leaks.
- Remove the condensing unit cover.
- Clean debris from the outdoor condenser.
- Chemically clean outdoor condenser coil.
- Start and test the cooling system.
- Check operating pressures, temperatures, and refrigerant charge.
Boilers
Steam Boilers
- All of the checks listed for furnaces that are pertinent for boilers will be checked.
- Clean boiler sight glass.
- Flush boiler.
- Check the operation of the automatic water feeder if present.
- Check boiler and piping for any visible leaks.
- Run boiler and check complete operation.
- Check the operation of low water cutoff.
- Check that all radiators are heating properly.
Water Boilers
- All of the checks listed for furnaces that are pertinent for boilers will be checked
- Check expansion/Extrol tank for proper pressure or water level.
- Lubricate circulating pump as needed.
- Check boiler water pressure and operation of the pressure-reducing valve.
- Check boiler and piping for any visible leaks.
- Run boiler and check complete operation.
- Check the operation of all pumps and zone valves.
- Check that all zones, baseboards, and radiators are heating properly.
